Shehab Mazhar Developments is the development arm of Shehab A. Mazhar Architects, one of Egypt's most established architecture and master-planning practices, founded in 1978 by Eng. Shehab A. Mazhar, a former Cairo University faculty member turned independent architect.
After more than four decades providing design and master-planning services to Egypt's leading real estate names, the firm has crossed over into direct property development with the launch of Marsa Baghush North Coast, its first wholly owned and developed project on the Mediterranean coast.

Shehab Mazhar Architects was founded in Cairo in 1978. Over time the practice grew to cover architecture, master planning, interior design, and landscaping — with engagements ranging from coastal resorts and gated communities to public urban renewal.
The firm is led by its founder, Eng. Shehab A. Mazhar, a well-known Egyptian architect whose career began in academia before becoming one of the design voices behind multiple landmark Egyptian destinations. With Marsa Baghush, the firm steps from design consultant into principal developer.
Across its forty-plus years, Shehab Mazhar Architects has contributed design and master-planning work to several of Egypt's signature developments. Among the most cited collaborations is the master plan of El Gouna on the Red Sea, which helped shape the contemporary Egyptian resort blueprint.
The firm has also contributed design work to North Coast destinations and to compounds in Greater Cairo, and was involved in the public-realm renewal of Tahrir Square in central Cairo. This mix of high-end resort design and urban scale informs the master plan of Marsa Baghush.
It is important to note: the firm's pre-2024 portfolio is architectural and consulting in nature. The owners-of-record on those projects are other developers. Marsa Baghush is the first project in which Shehab Mazhar Developments is both the designer and the developer.
Shehab Mazhar Developments is currently active on the North Coast, specifically in Sidi Heneish at kilometer 240 of the Alexandria-Marsa Matrouh road. The location sits in the broader corridor that extends west from the New Alamein hub and connects directly into the Ras El Hekma growth axis.
The choice reflects the firm's bet on the next generation of Egyptian coastal destinations forming west of New Alamein, where turquoise water, lower density, and proximity to Marsa Matrouh combine into a distinct positioning versus the older Sidi Abdel Rahman cluster.
The developer currently has one principal project under its own ownership, representing the start of a new chapter for the firm:
Marsa Baghush North Coast — a beachfront resort on a turquoise stretch of Mediterranean shoreline in Sidi Heneish. The master plan is organised into five neighborhood clusters (Plum Line, Vineyard, Lemon Bliss, Olive Grove, and Fig Cluster).
Units range across chalets, twin houses, townhouses, penthouses, and standalone villas, with views overlooking either the lagoons or the open sea — a mix designed to match different family sizes and price points.
Chalets at Marsa Baghush start from EGP 18,760,000 and villas from EGP 32,800,000, with a 10% down payment and installment plans extending up to eight years. The project is currently in a New Launch sales phase.
Beyond Marsa Baghush, the Shehab Mazhar Architects consulting portfolio includes design contributions to El Gouna, Hacienda Red, Palm Hills 6 October, and Sidi Heneish Village — but these belong to other developers and are listed only to evidence the firm's design pedigree.
The developer is new as a brand of record, but very far from new in the Egyptian market. The parent architecture firm has shaped projects that other developers have sold for billions of pounds over the past two decades.
That heritage places the master plan and design quality of Marsa Baghush at a high baseline from day one, even before the first phase of construction is fully visible on site.
The only material risk for a buyer is that Marsa Baghush is the firm's first direct development, meaning on-time-delivery as a principal developer is unproven yet. Practical mitigation: track build progress on the ground and request the delivery schedule in writing before signing.
On the other hand, the relatively low 10% down payment and the eight-year installment runway keep early-stage capital exposure modest while the developer builds its delivery track record on this first project.
